Landlord Gas Safety Certificate
The certificate is a requirement of the Gas Safety (Installation & Use) Regulations 1998 (GSIUR 98)
Inventory and Schedule of Condition
Aztec will create an Inventory of the property detailing contents, description, and condition. This is an essential service to help safeguard your property and if required subject to Tenancy Agreement and Tenancy Deposit Regulations make deductions from tenant’s deposit.
Preparation and Signing of Tenancy Agreement
Aztec will prepare a legally backed Tenancy Agreement and add in optional clauses requested by Landlord and then arrange for Tenant and Landlord to sign the agreement.
Property Handover and Check In Inventory
Aztec will go through the Inventory with the Tenants and have it signed off at the property on the day of move in. Then hand over the relevant keys to the Tenants.
Check In Meter Reading
Aztec will take Gas and Electricity meter readings of the property on the day the Tenancy Agreement commences and inform the suppliers of the new details.
Transfer of Utility Services
Aztec will take care of all transfers into the new tenants' name(s) as necessary. This includes Milton Keynes Council Tax and Anglian Water.
Deposit Collection
Holding of the deposit payable by the Tenant against dilapidations. The minimum amount required will be equivalent to one and a half months’ rent and will be held in a secure client account.
Tenancy Deposit Protection
By law in England and Wales taking deposits on assured shorthold tenancies starting after 5th April 2007 must be insured under a tenancy deposit protection scheme, which is covered by a flat fee of £50per deposit.
Collection of Rental Income
Aztec will collect the Rent on the Landlord's behalf ensuring all rental income is collected on time and any issues are managed accordingly.
Regular Payment's
Aztec will provide regular payment's by bank transfer directly into the Landlord's designated bank account.
Monthly Rent Statements
Aztec offers a comprehensive statement service providing detailed accounts of all rental income and agent fees.
Regular Inspections
Aztec will carry out quarterly inspections of the property during the Term of the Tenancy with a written report detailing all aspects of the inspection. Aztec will organise any maintenance or emergency work that needs to be carried out.
Maintenance Management
Aztec will acquire quotes and organise any maintenance or emergency works that need to be carried out. Maintenance work that is regulated will be carried out by qualified tradesman and only instructed after Landlord has agreed on quotes.
Tenancy Renewal and Extension
Aztec will negotiate Tenancy renewal or extension on behalf of the Landlord. Then prepare a legally backed Tenancy Agreement or relevant documents and have them signed off by both parties.
Rent Increase
Aztec will negotiate monthly rent increase to ensure your property is rented in line with current market value. This will be done at the point of tenancy renewal.
End of Tenancy Check Out Inspection
Aztec will carry out a thorough check out inspection at the end of the tenancy using the Inventory, to ensure the property is left in a clean and satisfactory condition.
