Since October 1994 every residentail property that is rented and has a gas supply requires a Landlord's Gas Safety Certificate to be carried out on it, this is to make sure the gas central heating system is safe and upto current standards.
The Electrical Equipment (Safety) Regulations 1994 came into force on January 1995. Any residential property that is rented and all electrical appliances supplied must be safe and have properly fused plugs with the correct fuse fitted. In order to comply with the regulations it is essential that your property and all electrical appliances provided by yourself are tested by a qualified electrical engineer and a certificate of safety and compliance is provided prior to the start of the tenancy.
A boiler is an essential part of the house's central heating system and maintained well will keep your home nice and warm through out the year. Any works carried out on a gas boiler must be carried out by a Gas Safe registered engineer.
Any residential property advertised for rent must have an Energy Performance rating and an Energy Performance Certificate. This regulation has been enforced since October 2008. The Energy Performance Certificate commonly known as an EPC lasts for 10 years and must be produced by a Domestic Energy Assessor (DEA) officer.
